Project Spotlight: Exterior Painting and Waterproofing for Runyon’s Restaurant in Coral Springs
Cardinal Painting & Waterproofing recently completed a full exterior repaint and waterproofing project for Runyon’s Restaurant in Coral Springs, Florida.
The goal was not only to refresh the building’s appearance, but to give the exterior a more durable, moisture-resistant finish that could stand up to South Florida weather over time.
Built for Long-Term Protection
For this project, our team worked with Sherwin-Williams to select a professional-grade paint and waterproofing system tailored to the condition of the building.
One of the most important areas of focus was the parapet walls. After a roof replacement and previous signs of water damage, those areas needed more than a standard paint application. They needed a waterproofing approach that would help reduce the risk of future moisture intrusion.
To address that, Cardinal applied a dedicated waterproofing system to the parapet walls, including primer and two coats of ConFlex® Flexible Concrete Waterproofer. The application covered the top cap and one foot down each side, creating a flexible protective barrier in one of the building’s most vulnerable areas.
Exterior Paint System
The previously coated stucco was prepared and primed using Loxon® Conditioner, then finished with Sherwin-Williams Emerald® Rain Refresh™ Exterior Acrylic.
This premium exterior coating was selected for its durability, clean finish, and ability to help maintain the building’s appearance over time.
Doors and metal areas were also properly prepared, spot-primed where needed, and finished with Pro Industrial™ DTM Acrylic Semi-Gloss for added protection and a professional look.
Our team also removed and replaced failing sealant where necessary, using Loxon® S1 One Component Smooth Polyurethane Sealant at metal-to-stucco transitions before applying the finish coat.
A Fresh Look and a Stronger Exterior
The finished result gave Runyon’s Restaurant a clean, professional facelift while adding an important layer of long-term protection to the building envelope.
Owners Kevin and Ryan O’Connor were very pleased with the final result, describing the update as bringing “positive energy and a beautiful professional facelift” to the space.
Following the exterior work, Runyon’s immediately brought Cardinal back to repaint and seal the restaurant’s interior as well.
